What most agents get wrong

Most agents post about themselves. Neighbors scroll past.

Listing tours, sold signs, market updates, "call me today." It's all about the agent and the house. People in the area you serve have seen it a hundred times, so they keep scrolling.

Flip it. Ask what's in it for the community: what's opening, what's closing, what's happening this weekend. Give them that every week and you become the person they can't do without.

Become indispensable to your community. The leads follow.

The fix

Tell your area what's happening. Every week.

Be the person who knows what's new in town and says it first. A new restaurant, road work, school news. Real stories about the place your neighbors live, told by you, every week.

Do that for a few months and people start to know your name. They stop you at the coffee shop. They send your videos to friends. And when it's time to sell, you're the first agent they think of.

A new restaurant opens.

Where it is, when it opens and what to order first. Everyone in the area wants to know.

Road work starts on Main.

Which streets close, for how long and the way around it. Useful news people pass along to a neighbor.

The school board votes.

What was decided and what it means for families this year. The kind of news people look for.

The receipts

Local stories work. Here are the numbers.

The area you serve is your territory.

Hey Locals! is priced by territory. Tell us the towns you work, and every story we find comes from those places and nowhere else. One subscription covers your town or a small region, up to 8 areas.

An area is one town, city or neighborhood. A whole county counts as one area, and a territory can include up to two counties. A second, separate market is a second territory.

How it works

Three steps.

Step 01

Pick your stories.

Open the week's batch. It's already full of what happened in your town. Keep the good ones, skip the rest. A few minutes, tops.

Step 02

Read the script.

Each story you keep comes back as the exact words to say, ready to record. Put it on the built-in teleprompter and use your phone as the remote.

Step 03

Post everywhere.

One story becomes a short, a carousel, a blog post and a newsletter section, each with a date on it. Then post it everywhere, not just the app you live in.

What you get

Not a topic. The actual words.

You don't get a list of ideas and a blank page. You get the finished script, in your voice, at the length you record, with your opener and your sign-off already in it. Read it out loud, and the video's done.

Script · Farmers market45 sec

Hey Locals!

The farmers market is not where you think it is this Saturday.

I'm Jamie, and here's what's happening in town this week.

Main Street is being repaved, so the market moves one block over to the library lot. Same vendors, same hours. Park behind city hall, and get there early: the bakery says the cinnamon rolls go first.

See you Saturday.

  • Your opener. The greeting your neighbors know you by.
  • The hook. The first line that stops the scroll.
  • The story. Local news, not a listing, told the way a neighbor would tell it.
  • Your length. 30 seconds or three minutes, whatever you record.

Post everywhere

Your next seller isn't only on the app you use.

Most agents post to one spot: the app they spend their own time in. The people in the area you serve are spread out. Some watch YouTube, some scroll Facebook at lunch, some only open TikTok. If you do nothing else, post everywhere.

We built Unbusied for exactly this. Write it once and it goes out to Instagram, Facebook, Threads, YouTube, TikTok, LinkedIn and X. $33 a month.

Questions Realtors ask

Answers before you ask.

Something else on your mind? Request an invite and ask us there.

Is this real estate content?

No, and that's the point. Hey Locals! gives you stories about your town, not listings or market updates. People watch because it's news about the place they live. They remember who told them, and that's you.

Can I still post my listings?

Yes. Post your listings the way you always have. The local stories give people a reason to follow you between listings.

Do I need to be on camera?

Yes. You record the videos yourself, with your own face and voice. That's what builds trust. Hey Locals! tells you exactly what to say, so you never stare at a blank page.

What about fair housing and compliance?

The stories are local news and places: a restaurant opening, road work, a festival, a school board vote. They are never about who lives in a neighborhood, who should move there or how good a school is. You read and approve every script before you record it, so nothing goes out that you haven't checked. If your brokerage has its own rules, they still apply.

How much area does one subscription cover?

One territory: your town or a small region, up to 8 areas. An area is one town, city or neighborhood. A county counts as one area, and a territory can include up to two counties. A second, separate market is a second territory.

Is there a contract?

No. It's month to month, and you can cancel from your billing page whenever you want.

What does it cost?

$299 a month per territory. Every territory gets everything Hey Locals! does.

One last thing

Nobody in your town has claimed this yet.

Somebody is going to be the voice your town trusts. It might as well be you, and it might as well start this week.
